That’s what a closing should be about, no surprises. When you have competent people working each corner of the transaction, the result should be a symphony of music from a fine tuned piano; each note perfectly tuned to the next.

As a purchaser, you have the option to select whom you wish to process your loan and whom you wish to settle the purchase of your property. But what is “settlement” or “closing” really about? The settlement company has many responsibilities, including:



The “title” refers to ownership of the property. The title abstract is a review your home’s history to ensure that there are no outstanding liens on the home you are about to buy. The settlement company should ensure that your lender has all the necessary information to ensure your loan is properly processed. The settlement company should also ensure that all parties are kept abreast of any outstanding issues that could delay the settlement date.

This old adage is not necessarily true when it comes to settlement companies. They might all do the same thing (the actual legal transfer of title to real property), but what is just as important is how well it is done, how much will it cost to get it done, and how comfortable you feel with the people who are handling it for you. Ask about fees and educate yourself on the process. Some settlements are now going “paperless.” Customers can receive closing documents prior to the scheduled closing and signed documents can be saved electronically.
